The properties are let as a whole to a group on a joint tenancy agreement where each student signs the contract. The tenancy typically runs from the 1st September each year until the 31st July the following year, with a retainer equivalent to half rent payable during August. This effectively makes it an 11.5 month contract. Tenants are not permitted to stay in the property during August as this is the period used to ensure that it is brought back up to the required standard after the previous tenants move out. This does not apply where tenants stay on for the subsequent year.
A damage deposit is paid at the start of the tenancy equivalent to 1 months rent. This will be returned at the end of the tenancy (within 28 days) as long as the property has been returned in the same good and clean condition as at the start of the tenancy and that proof that utility bills have been settled has been provided. Naturally we expect a level of fair wear and tear and would not make any deductions for such.
